PRC Properties are one of the leading companies dealing with properties of non-traditional construction and are fortunate to have an enormous amount of experience and directly relevant qualifications within the organisation. This helps us to be able to assist our customers with all aspects of the process of purchasing and repairing defective housing.

 

Much of this experience is brought to us by our Managing Director who has been dealing with PRC houses for over 10 years, and prior to this spent 10 years in the legal profession undertaking property related work.  In addition as a qualified Mortgage Broker, he is able to help with answering virtually any questions raised about the entire process.

 

This has been particularly useful when guiding customers through the purchase and repair process from making an application to a local authority for a purchase price, arranging funding to cover the cost of the work and explaining exactly what the Solicitors will have to do with regards to the purchase of the house and the mortgage.

 

Each type of concrete house is subject to a different repair and will affect the owners/occupiers in a variety of ways.  Having dealt with many hundreds of these properties we are able to give a clear indication of exactly what has to be done, what problems are likely, and how long it should take to complete the work.

The Repair Process

The various different types of PRC house we deal with such as Airey, Cornish, Unity, Wates and Reema each require different repair systems to comply with mortgage companies lending criteria. This often involves the removal or making redundant the existing concrete pillars, blocks and internal beams.

 

Some types of property such as Wates and Reema do not always require the removal of the existing concrete structure. They are often best dealt with by treating the existing concrete to prevent any future corrosion and wrapping with new face brickwork.

 

This picture (left) shows an Airey property with face brickwork rebuilt, with the concrete removed and replaced by traditional materials. The picture above shows the reinstatement of a Cornish unit during the construction process. Note how the PRC walls to the ground floor have been removed completely and are being replaced with traditional block and brick.

 

Once repaired the traditional brick exterior finish transforms the look of the house and ensures mortgageability for the current and future owners of the property.

 

Below are semi-detached Unity properties. One repaired with additional garages and one in its original condition.

Some Pros and Cons
of purchase and repair

The purchase and repair of PRC houses has become very popular, you may have noticed houses on your estate, which have been rebuilt. There are a number of reasons why purchase and repair make good sense.

  • As an existing tenant, the local authority will calculate your discounted purchase price dependant upon how long you have been a qualifying tenant. Discounts are subject to a maximum dependant upon area.
  • Rents are rising and mortgage rates remain relatively low, meaning that to buy your property may be more affordable than you think.
  • The rise in property prices means that a repaired property on your estate built from brick is likely to be worth considerably more than the cost to you of buying and rebuilding your home, giving you equity.
  • It is possible that Right to Buy may be withdrawn in the future and so the time to buy is now.
  • The cost of heating a repaired house of traditional construction is likely to be considerably less than an unrepaired house.
  • Once you have purchased and repaired your house using traditional brick, it is possible to sell or to re-mortgage to realise the equity in the property.
  • If you have no plans to move you are living in what is likely to be an appreciating asset rather than paying rent.
